The short answer
Does building for Airbnb let me claim GST on the land and construction?
Possibly, but an intention to list on Airbnb does not make every GST amount claimable. The result depends on the owner and GST registration, the purchase transaction, intended and actual taxable use, any private or exempt use and later sale. Get property-specific tax advice before signing or claiming input tax.
Identify the owner and taxable activity
The individual, company or trust buying the property may not be the person operating accommodation. GST registration and deductions must be assessed for the relevant taxable person. A developer building to sell has a different fact pattern from a family buying a holiday home and occasionally listing it.
The land purchase can be treated differently from construction invoices, including a possible zero-rated land transaction. Ask your accountant to review the owner, contract GST clauses and intended activity before the agreement is unconditional.
Account for Airbnb and private use
Inland Revenue distinguishes short-stay accommodation from long-term residential renting. Short stays can be a taxable activity, while long-term residential rent is generally exempt. Private use can restrict deductions and require adjustments. The expected and actual mix of uses matters.
Since April 2024, online marketplaces such as Airbnb generally collect GST on bookings, including those by hosts who are not registered. Marketplace collection does not itself establish that the owner can claim all GST on land or building costs. Direct bookings have their own treatment.
Model the exit before counting a refund
Inland Revenue says GST rules will generally apply on sale where a GST-registered owner uses a property to make taxable short-stay accommodation supplies. Changes to long-term rental or private use can also trigger adjustments. A large input claim now may be followed by a later GST cost.
Ask your accountant for written scenarios covering purchase, build, guest bookings, personal stays, a switch to long-term renting and sale. Show the lender the resulting cash flow, but do not use an unconfirmed GST refund to fill a funding gap.
