The short answer
How do NZ lenders assess self-employed income for a mortgage?
Yes, self-employed borrowers can obtain mortgages. The challenge is showing reliable income in a form the lender accepts. Lenders may ask for business financial statements, tax returns and bank records, then assess income after business costs and commitments. The documents and treatment vary by lender and business structure.
Separate turnover from usable income
Revenue is not personal income. A lender may look at net profit, shareholder salary, drawings, retained earnings and business debts differently. A company, sole trader and trust can require different supporting documents. Your accountant's figures and explanations should reconcile with tax and bank records.
If a recent financial year is unusually low or high, provide context and current trading evidence. An explanation is useful, but it does not guarantee a lender will substitute projections for verified results.
Prepare before choosing a property
Gather completed financial statements, relevant tax returns or summaries, current management accounts if available, business bank statements and details of existing debt. Your adviser can identify which documents the proposed lender needs; ANZ, for example, says it asks self-employed applicants for financial statements, preferably through an accountant.
Directors may also need to explain personal income from a company, shareholder current accounts and any distributions. Clear records reduce repeated requests during assessment.
Choose the right application strategy
Lenders can take different views of trading history, add-backs, seasonal earnings and multiple entities. Compare options against your actual income evidence and property plans before making assumptions about borrowing capacity. Keep tax and accounting decisions with your accountant.
